Explanation of the Report

This report will focus on the whether the new area: Location X is good for development. Location X is the area around the Fishermans bend area, with an area of 200 Hectares aiming to build a largeresidential area, but right now it is a light-industrial area of factories and vacant lots near West Gate Bridge. In order for this area to be developed successfully and used successfully, many factors must be considered. In this report we will mainly focus on the whether the area is a place for everyone, and whether area is environmentally responsible and the design of the area, but other factor for example: financially successful will also impact the success of the area. Data related to whether Location X is a place for everyone includes: age of the residents, shops that operate there, number of parks and any other entertainment facilities. Financially successful relates to the housing prices at Docklands and the Southbank and the amount of money took to build the areas. Other investigations will include the whether there is bike lanes or not, the uses renewable energy and the design of the apartment and office buildings.
 
  





Docklands Analysis







Excellent in design: Melbourne only took interest in the Docklands when the new stadium in the Docklands was built, which was in 1996. From then on the Docklands is still being under development to built more building. Because the buildings were recently, so the buildings that were built are more modern and more attractive than the buildings that are built in Southbank.
Buildings at the Docklands including any business office and also apartments are all really colourful like blue and green, which were never seen at the Southbank. These effects make the buildings more interesting and give us a more welcoming feeling unlike the common colour used on the buildings in Southbank. The shape of the building in Docklands is also quiet interesting.Look in this image we could see the shape of the building in the right hand side with a sharp curve. This design seems to look like a fish for the top, which relate to Docklands as it is close to the sea and the sea has fishes in it. But the design of the building in the foreground is also really interesting. With white rim around each row, and the windows in different spots, creates a really fun atmosphere.Not only will buildingsattract people to live in Docklands but other factor for example parks and other facilities will attract citizens to live in the Docklands, because now days the world is about design, everyone wants to look good and they want where they live in to also look good too. Parks in Docklands are really colourful, which is really appealing to the children living at Docklands. The area is also plant with many trees and the landscaping looks really good too. The public toilets are also well design too fit in with the buildings, with the bright mix of colours.
Overall the design in Docklands is really good compared to Southbank, but in minor areas for example the design of bins they were not design as well as the bins in Southbank.

In this graph it shows that the majority of the residents at the Docklands are adult and senior. But there is a connection between adult and toddler which shows that Docklands also attracts a lot of young family, which do not need much space, but a close living near public faculties.  But as the child gets older the family will move to suburb for larger land and larger home to live in. But other factors will influence whether Docklands is a place for everyone. Docklands also does not have enough child ands teenage, this is because the lack in schools and the lack in space.
Docklands is not a place for everyone, because it is most the rich people who can buy houses in Docklands, as the land close to the CBD is really expensive, so this causes an uneven distribution between rich people and the not so rich people.
Docklands has many shopping facilities, which attract a large amount of people for example Harbor Town was recently built, Costco and the promenade which has a large variety of shops. But entertainment areas such as parks, stadium could also attract a lot of residents but also tourist, for example to watch the soccer matches at Etihad Stadium. The Ice House and the Southern Star also attracts a lot of people to visit Docklands, as it is close to the CBD, so after going to the CBD people might want to go down to Docklands for some fun.
Service can also influence whether Docklands is a place for everyone, service that operate in Docklands include public transport: bus, trains, trams and freeways, schools, different parks, hospitals, medical Center, health service, pharmacies, the Docklands Community Association, churches and many other service for health, families, community, sport and entertainment. Many of these services really impact on our life.
Environmentally responsible:
The environment is the most important thing in our life it can really impact us. By caring about the environment the Docklands can do the following: build buildings out of environment safe materials, install solar panels, install water tank and other renewable generator, plant more trees and more green space.
As you can see in this image, there are 6 wind turbines and 1000 square meter of solar panel on the top the ANZ building at the Docklands. In total these solar panels and wind turbines produce up to 10 % of the buildings electricity, which is a lot for such a large building. The buildings is also environmentally responsible on the inside too, with the impressive technology core for maintaining the building’s indoor climate is a tri-phase cooling system that can use water recycled from its waste stream or from the river. The waste heat from the on-site gas electric generators is also harvested to run the absorption chiller. The gas generators replace coal electricity from the grid. The ANZ building is also named Australias largest and greenest office building. Also in this image you can see to the right of the building there are green space and they are also a lot of small trees dotted in the park. It does not fills the parks with trees, or else there would not be any recreation area, so this is a decent amount. The Docklands also has somenegative aspect. Like the water of the Yarra River is not clear, it is dark murky water. And in some areas you may see rubbish in one small area, which is major environment hazardous.

Docklands also encourage people to ride bike, they are set up a special lane beside the main road.

Southbank Analysis:

Excellent in design:Although Southbank is a smaller and an older area compared to Docklands, but the buildings are still really attractive. There is a mix of modern and historical buildings. But there is also new building for example the tallest building in the southern hemisphere: The Eureka Tower, which has a glass sky deck that attracts a lot of people each year.  On the side of the Eureka Tower there are gold bees, which is a really creative and excellent in design, it also stand out from other buildings.
But in contrast there are also historical bridges and buildings located at Southbank. The bridge that connects the CBD to Southbank: Princes Bridge, which was built in 1846. 
Excellent in design is also shown through the Melbourne Convention and Exhibition Center. As you can see in the image Melbourne Convention and Exhibition Center is a large area made up of different concert slab and large window panels, which is really common in buildings being built in recently year. 
A place for everyone:
Southbank is a reasonability small area with only about 1,700,000 meters square, and it houses 13,108 according to the 2011 Census, with an average of 129 square meters per person. But Southbank is mainly aimed at business office, as it is only 1 KM away from the CBD.

 As shown in this graph the number of teenager greatly exceed the number of child and toddle, which suggest that Southbank is a better to live in for teenager than Docklands, as there is only 190 teenagers living Docklands. Reason behind this may be that there are secondary school near Southbank, there is better facilities in Southbank or simply better because Southbank is a better know place than Docklands.
There is nearly two times more adult living in Southbank than Docklands too. This may because the entertainment that is offer near or at Southbank. The well know Crown Casino is set in Southbank, which is a really popular place to be at for adult and also night club in the CBD is just a walk a away from Southbank. The Art Centre and the National Art Gallery is also located in Southbank.
But as for shopping center the Southgate is not as good as the Harbor Town Shopping Centre and Costco, because there are more varieties at Docklands. What makes Southbank even better than Docklands is that Southbank has much more hotels, one because it is close to the city and also because it is close a lot of transportations.
Environmentally responsible:
Southbank is built before Docklands; at the time when Southbank was developed there was not means of constructing building with solar panel, wind turbines as you can see at Docklands. But newer buildings built in Southbank also do not have solar panel or wind turbines.
To battle this problem Southbank has huge garden planted with grass and green trees like Alexandra Garden and
Queen Victoria Garden, which is both, left to the Princes Bridge. There are also smaller trees dotted around the waterfront.
Southbank also encourages people to ride bike, with much more bike lock in one area than in Docklands, there are also public bike for hire. Although there is no allocated lane for cyclist, because cyclists mainly like to ride a long the waterfront, which is much safer than riding on road for inexperienced cyclist, this encourages more people to ride.
